An EPC is a certificate that indicates how much energy is being utilised to operate a building. Certificates must be issued by South African National Accreditation (SANAS) accredited Inspection Bodies.

EPCs provide an energy efficiency grading for buildings, ranging from A (most efficient) to G (least efficient).
The primary objective is to raise awareness among building owners about their energy consumption and encourage energy-efficient practices if their EPC rating is poor.

This legislation applies to both private sector, non-residential buildings with a total net floor area exceeding 2000 sqm and government buildings with an area over 1000 sqm.

On the 8th of December 2020 it became mandatory for building owners to display and submit an EPC for their building, with an effective end date of 07 December 2025.

Failure to publicly display the EPC is in contravention of the Act (Act No. 34 of 2008) (Department of Mineral Resources and Energy, 2020: 3).

Non-conformance with the EPC Regulation is a contravention of the National Energy Act. The following penalties may apply: a fine not exceeding five million Rand; or imprisonment for a period not exceeding five years; or both.

EPCs are valid for 5 years after which a new certificate must be generated with updated information.
